“Contents Pack-out” is a term used by water and fire recovery companies and insurance companies. It is the process by which the contractor sends trucks, boxes and workers to your home. They pack up any damaged personal property in your home or business and transport it back to their warehouse. Once the personal belongings are in the warehouse, the contractor will begin the cleaning and recovery process.
Insurance companies do not like to replace personal property. They would rather clean it or fix it and return it to you. That drastically reduces their claim costs, which makes them happy.
I have been an insurance expert for over 16 years and in the insurance industry for over 35 years. I have seen very few cases where severely damaged personal property can simply be successfully cleaned or repaired. Most fires burn or inject toxic chemicals into personal property, such as wood or textiles. The same applies to flood damage. My personal opinion is that replacement of damaged personal property is better than repair or cleaning.
So, what’s the pitfall?
Insurance experts like to come in with their favorite licensed restoration contractor and do a “pack out.” But your insurance policy has a limit on personal property. Any money the insurance adjuster authorizes to have your content cleaned will be paid at the policy limit. So if the restoration contractor cleans a large portion of your damaged property, but you reject it as damaged, the contractor will still be paid. But you now have less money to replace your damaged personal belongings.
The catch is that a packout can penalize you when you file your insurance claim!
Here’s the escape strategy
1. You own the personal property… not the insurance company or the restoration contractor. It is YOUR DECISION what to repair and what to replace, not the adjuster.
2. Call in your own restoration company for a second opinion. It shouldn’t cost you anything, but even if it did, it would be money well spent.
3. Make sure every item removed from your home is on an inventory list.
4. Based on your contractor’s advice, negotiate the replacements with the loss adjuster and settle the claim.
