Some 25 developments and several vertical buildings that were detained in the city awaiting some modifications in the zoning ordinance will be able to start in the coming days. The developers assure that there are about L10,000 million of investment in all the projects that will be executed.
The Municipal Corporation approved a series of modifications at the request of members of the Association of Housing Developers and Promoters of Honduras, Asuprovih.
The ordinance is part of the San Pedro Municipal Development Master Plan with a 25-year Vision approved in 2017.
The changes
According to the modifications, all land that borders the El Merendón Reserve Zone must leave a boundary of at least 15 meters above the horizontal projection of the property, which must be used only as a green area with species from the area or construction ecological with slope retention in all areas.
The Environment Department must place secondary markers to delimit the buffer area. Article 52 referring to vertical buildings was also amended. Unlimited number of floors may be built, except in the Juan Lindo, El Pedregal, Bella Vista, Potosí and Bosques de El Merendón neighborhoods.

For the work to begin, the environmental and road regulations must be approved. Before, only six-story buildings could be built and up to 15 in some sectors. Although there are two towers in the city that have 32 and 35 floors in the northwest, this is due to reform.
Another of the modified articles is 62. The streets of the new urbanizations will be narrower, since the previous ordinance required cycle paths with a measurement of 16 meters. Today the streets allowed are 13 meters, 11 and even 10 meters wide. In addition, the bike paths were removed, but they are obliged to always leave the pedestrian area or sidewalks.

The developers believe that the modifications will contribute to development, boost the economy and create jobs.”
“We have waited patiently for a year and a half. When they drew up the previous plan, they did not publicize it and we repeatedly asked that they do so, but we did not succeed. Now, with these changes comes a great boost to the development of the city with new urbanizations and buildings” , expressed the president of the Association of Developers, Juan Ariel Santos.
